        What you need to know about HUD homes...
        1] Purchasers must contact a HUD approved real estate broker to bid on their behalf.
        2] Purchasers must have a mortgage pre-qualification letter from a lender, or verification of funds letter from their bank prior to bidding.
        3] A purchaser must have a $500 earnest deposit for offers up to $49,999 or $1,000 for offers $50,000 and higher, in the form of certified funds from their bank.
        4] Bids are placed online, after the HUD purchase agreement and other paperwork is completed and signed by the purchaser(s).
        5] HUD homes are "as-is" with no seller paid repairs, inspections, reimbursements or concessions.
        6] HUD listings are reviewed on a daily basis for new bids. If a bid is acceptable to HUD, the offer will be accepted at 4:00pm eastern time and the selling broker will be notified by e-mail. Unfortunately, if the bid is not accepted, it will just sit until a more acceptable offer is obtained. HUD does not "counter-offer" or "reject" bids.
